• Basic Repairs: Fix door handles, locks, and cabinet hinges; replace light bulbs and ballasts.
• Assistance: Support HVAC, MEP, and Civil technicians during complex installations or heavy lifting tasks.
• Asset Tagging: Assist in the inventory management and tagging of office equipment and furniture.
• Event Setup: Coordinate the movement of furniture and equipment for board meetings, VIP events, or internal training.
2. *HVAC Specialist (Multi-Skilled)*
In the UAE climate, this is a critical role. This technician ensures the climate control systems (HVAC) are optimized for both comfort and energy efficiency.
• Specialized Maintenance: Service and repair Chillers, AHUs (Air Handling Units), FCUs (Fan Coil Units), and split units.
• System Calibration: Monitor and adjust the Building Management System (BMS) to maintain optimal temperature and humidity levels.
• Electrical Crossover: Troubleshoot electrical control panels, thermostats, and VFDs (Variable Frequency Drives) related to cooling systems.
• Preventative Care: Perform filter cleanings, coil chemical cleaning, and belt replacements according to the annual maintenance schedule.
• Air Quality: Ensure adequate ventilation and air filtration standards are met across the HQ office spaces.
3. Civil Multi-Skilled Technician
Responsible for the "envelope" and aesthetic integrity of the building. This role ensures the facility looks and functions like a premium corporate environment.
• Carpentry & Joinery: Repair office workstations, gypsum partitions, and suspended ceiling tiles.
• Masonry & Flooring: Repair damaged floor tiles (marble/ceramic), grout, and minor concrete works.
• Painting & Decorating: Perform touch-up painting, wallpaper repairs, and silicone sealing in wet areas.
• Waterproofing: Inspect and maintain the building’s roof and exterior façade to prevent leaks during rare rain events.
• Locksmithing: Maintenance of fire-rated doors, emergency exits, and architectural hardware.
4. *MEP Technician (Mechanical, Electrical, Plumbing)*
A versatile role focusing on the "veins and arteries" of the building—power and water.
• Electrical Systems: Maintain DBs (Distribution Boards), SMDBs, and emergency lighting. Conduct periodic PAT (Portable Appliance Testing).
• Plumbing & Drainage: Ensure the continuous operation of water pumps, boosters, and drainage networks. Fix leaks and maintain high-standard pantry/restroom fixtures.
• Mechanical Systems: Monitor and lubricate water pumps, fire pumps, and exhaust fans.
• Safety Systems: Conduct basic checks on fire extinguishers and FM200 systems (in server rooms) to ensure they are pressurized and accessible.
