Summary of Career
1. To be monitor MEP Mobilizes and manages relevant project resources and related issues in accordance with the Construction Management plan.
2. To be monitor MEP Project Engineers Clerk of Works effectively assesses signs off and approves Payment Certificates from Contractors and or Consultants engaged by the Corporation Communication and Relationship Building.
3. To be develop MEP and track material, equipment and shop drawing by use or submittal schedules and material as well long lead equipments status reports
4. To be coordinating all work related to the local AUTHORITIES AND LOCAL UTILITIES updated standards as well updated requirements
5. To be Supervise the commissioning team to carry out the pre commissioning and commissioning activities as per systems and sub system boundaries and mark up drawings- Coordination with construction Team and subcontractors for executing MEP Commissioning and commissioning work.
6. The BS-EN, American and local Codes to be ensured in design and execution for example ASHRAE,AMCA,SMACNA,API,ASTM,AHRI,AWWA,WHO,ISO,TUV,DVGW,WARS,DIN,LPCB,NFPA,UL, FM, CIBSE,UPC,ADSSC,ADDC,ADCD,DCD,DWEA, etc…..
7. To be guide and Assists in developing Schedules and Milestones towards achieving the end date of assigned projects and submits for approval.
8. To be finalise NCR, Variation orders, BOQ changes, Addendum from clients, Request for information (RFI), Additional Employer requirements, Actual work plan(AWP), Kick of meeting to supplier/Manufacture,(MOM),Engineering Verbal information (EVI), Inspection Test Reports (ITP’S) ,Testing and commissioning plan review(TCP) with in commitments
9. To be monitor all delivered products are HSE Assured / inspected (if necessary) and meets the site or facility requirements.
10. To be Maintain cost in terms of utilities and supplies for the team as well as Coordinating with the QA/FS Supervisor on standards and facilities resolutions of the international quality issues and problems on the imported material.
I am well educated and professional, as I hold bachelor degree in mechanical, BSC Fire safety and Hazard Management as well as higher diploma in Refrigeration and Air-condition engineering (UAE &INDIA attested). EXPERIENCE DISCRIPTION
REGULAR ACTIVITIES (50%)
Mechanical, Plumbing, Electrical, Electronics, Security, Cleaning and Laborites disciplines. (MEP and Soft facilities with CAFM software )
To be monitoring Compiling& issuing defect list and related follow- up action.
To be Compiling& issuing outstanding works and related follow up action. To prepare MIS and report generation
To be Managed and prioritize resource utilization like DX-units, CHILLERS , AHU,VRF, FAHU, FAF, VAV, FCU, Kitchen equipments, DB’S MDB’S, UPS systems, power distribution equipment, Diesel generator, Data centre LV ELV equipments, Etc…
To be maintained all kind of FIRE FIGHTING SYSTEMS as ADCD regulation and updated standards.
The SOLAR systems should be maintained prior of winder to active in 60 degree Celsius
The soft managements like SECUIRITY, CLEANING, CATARING,FRONT OFFICE day to day activities to be followed and get feedback from client and rectified at same time.
The RO PLANT, STP PLANT, PUMPIG STANTION, to be maintained with PPM through proper records with including specification.
The FM work shall be carried out as per agreed specification and BOQ, If any mishandling to find and take necessary action against workers or concern persons.
The review of schedule status, forecast, and maintenance staffing for manpower availability on a regular basis to ensure available labor hours are utilized efficiently and effectively.
TENDER RELATED PLAN.
To be planed and execute maintenance projects/plans, relocation of equipment, and reallocation of space. Establish standards and procedures for work. Plan work schedules to ensure adequate service.
To verify and acceptance and payment certificates as per Corporation guidelines and procedures
To manage the Design and Quantity surveying teams to prepare the appropriate tender documentation for CFM services.( CRITICAL INFRA FACILITIES MANAGEMETNS)
PREVENTIVE MAINTENANCE (PPM)
Work with corporate Facilities Management team to roll out new functionality, standard object coding scheme, Preventive Maintenance (PM) procedures and scheduling; and reports.
Work with maintenance operations team to optimize preventative and predictive maintenance work orders Prioritize work orders in the back log to ensure planned and scheduled jobs and downtime are aligned so planned downtime opportunities are not missed while ensuring safety and quality needs are given top priority in work planning and scheduling.
Under the direction of the Manager-Facilities Management, the Maintenance Planner will share responsibility for the administration of the work order system including, researching, estimating, planning, tracking, recording and maintenance of equipment history.
Collaborate with supervisors and technicians to correct existing preventive maintenance job plans to reflect appropriate task assignments.
WORK ORDER AND IMPLEMENTS
Day today to ensure the timely closeout of preventive maintenance work orders.
To Track the status of all identified critical PM tasks, analyze and report data on PM Work Orders such as: overdue, backlog, received/ completed statistics.
To be coordinate with the Supervisors, Technicians and Procurement to ensure accurate and timely communication with the requestor(s) regarding status of work orders. Comply with established safety and environmental procedures.
To ensure every day completed data on work orders is accurate and up to date. Tracking, reviewing and analyzing KPIs to make informed recommendations for performance improvement.
However ensure the integrity of the work order process from issuance, approval, accurate recording of information, closure, equipment history, and archiving.
MATERIAL MANAGEMENTS
Develop and maintain accuracy of spare parts data by regularly collecting and inputting information, such as; supplier, catalog number, min/max quantities, pricing, manufacturer, and part numbers.
Drive materials management process in the facilities store, including but not limited to: create and/or generate requisitions, POs, work with facilities team to develop and maintain lists of critical spares, audit materials management process with regularly scheduled cycle counts, Support management with data to implement corrective action as discovered in cycle counts, KPIs or other data.
Work with facilities team to reduce costs and improve parts quality. Comply and improve maintenance processes for parts management and work completion.
Verification of parts needed for completion of scheduled work.
DEVELEPMENT AND TRAINING
The provide software trainings to end users and serves as liaison for problem solving and escalation.
Maintain a backlog of work requests to meet maintenance requirements, and ensure the requests are clearly communicated.
Develop and Maintain Standard Operating Procedures (SOP) of all CMMS processes. The CAFM software using in required application.
Develop job steps for work to be performed including – resource requirements (crafts and durations), parts and materials, special tools, technical info/sketches/drawings, safety/environmental requirements and QA/QC needs.
HEALTH AND SAFETY PLAN
To be ensured a safe work environment for all employees through creation of safe work environment, implementation of safety awareness programs and compliance with EHS, OSHA and similar regulatory requirements
