• Inspection of the sites and obtain feedback based inspection and assign the MEP work schedules to the maintenance team and ensure completion of work at site.
• Proactive diagnoses trouble shoot, breakdown and failures for the EP work in order to rectify any problem, if exists and follow up preventive maintenance as per instruction.
• Supervision & upkeep whole MEP system chiller management systems and MEP related activities
• Supervised all in-house subcontractor work and work orders to ensure compliance with client requirement and tenants.
• Maintained Proper log of all works carried out by the team and ensure the same is documented and where there is an absence report the same to the Line Manager and take corrective measures.
• Knowledge of the tools and equipment to be used when executing the above job. Maintain & arrange the appropriate tools related to the MEP work at the site to be ready for the work and ensure the same are in good condition & where necessitated advise the line manager on replacement .
• Maintained all safety and quality control standards.
• Preparation of quantity of materials, raise and follow-up based on the inventory.
• Attend to customer/tenant complaints and ensure the same are addressed at the soonest and where required carry out a diagnosis of the problem to avoid any recurrence.
• Prepare timely reports for all jobs carried out by self and analyse the same to report any challenges and obstacles to the line manager. Order materials through Oracle system / CAFM system, follow up with storekeeper.
• Coordinating with AMC contractors for Scheduled maintenance and updating the tracking records.
• Updating Engineering action plan and scheduling the work for upcoming days depends on the situation
• Assist in the training of Team members to ensuring that they have the necessary skills to perform their duties with maximum efficiency.
• Providing guidance to Team in the areas of leadership, continuous improvement, decision-making and conflict resolution.
• Led Root Cause Analysis (RCA) of evaluations to improve work processes and equipment maintenance plans.
• Maintaining the high quality of work standard services of building & providing world class facility for the guest and Quality standards for meeting the set targets.
• Providing maximum efforts are vested to reduce the turnaround time for work carried out and where possible make recommendations to the line manager to improve the service and enhance service level agreement.
